How lightning protection works

A lightning protection system does not attract lightning. It intercepts an extremely high current strike and passes it safely from the structure to ground through a network of air terminals, down conductors and ground electrodes, keeping that energy out of the building fabric, its contents and its occupants.

Because the system sits exposed on the roof and facade, it degrades. Corroded joints, broken bonds and rising earth resistance are common in Sydney's coastal environment, and none of it is visible from the ground. That is what periodic testing finds.

How much does lightning protection system testing cost in Sydney?

Lightning protection system (LPS) testing and certification is $990 inclusive of GST per building. That fixed fee covers the site attendance, full visual inspection, continuity and earth resistance testing with calibrated instruments, and a written test report and compliance certificate for the building's records.

Is the $990 a yearly price or a one-off?

It is the price for one complete test and certification visit. Most strata schemes and building managers book it annually so the certificate is always current for insurers and auditors, even though AS/NZS 1768 sets a minimum interval of two years for standard installations.

Are there extra charges on top of the $990?

No. The $990 covers the inspection, testing and certification of the existing lightning protection system on a standard building. If the test finds defects, we quote any repair or upgrade work separately and you decide whether to proceed. Sites requiring roof anchors, EWP hire or after-hours access are quoted before the visit.

Do you offer pricing for multiple buildings in a portfolio?

What do we receive after the test?

You receive a detailed condition report covering every conductor, joint, bond and electrode tested, the measured resistance values, photographs of any defects, a compliance certificate for the system, and costed recommendations for any remedial work.
