$990 inc GST per building

Lightning protection system testing and certification in Sydney

LPS testing and certification is $990 inc GST per building. We meet you on site, inspect and test the complete system with calibrated equipment, and issue a written condition report and compliance certificate to AS/NZS 1768.

What the $990 covers

The fee is fixed per building and covers the complete test and certification of the existing lightning protection and associated earthing system. There is nothing to add afterwards unless you choose to proceed with remedial works we identify.

Visual inspection of the whole system
Every air terminal, down conductor, joint, bond, test clamp and electrode is inspected for corrosion, mechanical damage, disconnection and non-compliant modifications made during roof, facade or plant works.
Continuity testing
Continuity is measured across individual conductors and the total system to confirm there is an unbroken low impedance path from every air terminal to earth.
Earth resistance testing
Earth resistance is measured on individual electrodes and on the complete earthing system using calibrated instruments, and results are compared against the values required by AS/NZS 1768.
Soil resistivity testing and analysis
Where new or extended earthing is involved, soil resistivity is tested and analysed so the earthing design suits the actual ground conditions on your site.
Detailed condition report
You receive a written report on the condition of the system under test, with measured values, photographs of defects, recommendations and costings for any works required.
Compliance certificate
A certificate confirming the system has been inspected and tested by competent personnel using calibrated test equipment, in accordance with AS/NZS 1768.

Lightning protection conductor and test point on a Sydney building roof

How often does a lightning protection system need to be tested?

Testing and certification must occur at least every two years in accordance with AS/NZS 1768. Buildings in exposed, coastal or industrial locations, buildings holding sensitive equipment, and any building that has had roof, plant or facade works should be tested annually. Testing is also required when a new installation is completed, before it is handed over.

At installation

Every new LPS must be fully inspected and tested before it is certified and handed over.

Every 2 years minimum

The interval required by AS/NZS 1768 for a standard installation in service.

Annually in practice

Most strata schemes and managed portfolios test yearly so the certificate is never out of date.

What happens if defects are found

Maintenance works or upgrades may be required if the inspection reveals deterioration in the level of protection, or if changes or additions to the structure have made the existing system inadequate. The report sets out each defect, its significance, and a costed scope of works. You decide whether to proceed; once repairs are completed the system is retested and certified.

Testing and certification FAQs

How much does lightning protection system testing cost in Sydney?

Lightning protection system (LPS) testing and certification is $990 inclusive of GST per building. That fixed fee covers the site attendance, full visual inspection, continuity and earth resistance testing with calibrated instruments, and a written test report and compliance certificate for the building's records.

Is the $990 a yearly price or a one-off?

It is the price for one complete test and certification visit. Most strata schemes and building managers book it annually so the certificate is always current for insurers and auditors, even though AS/NZS 1768 sets a minimum interval of two years for standard installations.

Are there extra charges on top of the $990?

No. The $990 covers the inspection, testing and certification of the existing lightning protection system on a standard building. If the test finds defects, we quote any repair or upgrade work separately and you decide whether to proceed. Sites requiring roof anchors, EWP hire or after-hours access are quoted before the visit.

How often does a lightning protection system need to be tested in Australia?

Testing and certification must occur at least every two years in accordance with AS/NZS 1768. Buildings in exposed or corrosive locations, sites with sensitive equipment, and buildings that have had roof or facade works should be tested annually.

Which standard applies to lightning protection in NSW?

AS/NZS 1768 (Lightning Protection) is the governing standard for the design, installation, inspection and testing of lightning protection systems in Australia and New Zealand. Earthing and surge protection works also reference AS/NZS 3000 and the AS/NZS 1768.1 series.

Who is responsible for lightning protection compliance in a strata building?

The owners corporation is responsible for maintaining common property, and a lightning protection system on the roof or facade is common property. In practice the strata manager or building manager arranges the periodic testing and keeps the certificate with the building's essential services and maintenance records.
